Summary
The rental housing market in Ontario is getting much worse as tenants are squeezed between dwindling supply of new rental housing, increasing rents and declining incomes. It's not just Toronto, but right across the province in communities such as North Bay, Peterborough and Kitchener. The study looks at Ontario and provides a detailed profile of eight communities: Hamilton, Barrie, Peterborough, Ottawa, North Bay, Kitchener-Waterloo, Toronto and Peel.

Among the key findings:

  • rental housing vacancy rates are falling
  • even areas with high vacancy rates face rising rents and affordability problems
  • rents are rising faster than inflation tenant incomes are declining tenant affordability problems are growing everywhere in Ontario social housing waiting lists are growing
  • almost one in four tenant households are at risk of homelessness
  • rental housing production has crashed
  • the supply of affordable housing in the private sector is diminishing
  • there were almost 1.5 million overnight stays at homeless shelters list year
  • close to 300,000 people rely on foodbanks every month
